1,474-Acre Master-Planned Development. A developer plans to develop a large 1,474-acre project just south of Sherman, Texas, where Texas Instruments plans to develop a chipmaking campus.
One of North Texas' most active residential developers has made a big land purchase making way for a 1,474-acre master-planned community near Sherman, Texas, a small city north of Dallas, which edged out Singapore for a massive $30 billion chipmaking campus being built by Texas Instruments.


Centurion American Development Group, based in Farmers Branch, Texas, near Dallas, has purchased 680 acres in Grayson County, which will make way for the 1,474-acre master-planned community, known as Cottonwood, with the intention of acquiring the remaining acreage as the project begins. Initial plans for the Cottonwood are expected to include residential, commercial and office uses, according to the developer.


This land deal expands Centurion's presence into Grayson County, with the master-planned community expected to become a symbol of pride for the city of Dorchester, Grayson County and Howe Independent School District can be proud of, said Mehrdad Moayedi, CEO and president of Centurion American Development Group.
